Main Pool Repair Project Update #2 (Sept 2024)

The Board has officially hired a vendor (Avelar) to act as the “project manager” for our upcoming Main Pool repair project. This vendor will essentially walk us through all stages of the project, starting with the as-builts and overall repair plan (both of which have already been completed). The repair plan broke down what exactly needs to be done, given the condition of our current components.

For reference, here is a breakdown of the proposed scope:

  • For both the main pool and the smaller wading pool, remove and discard existing pool coping, tile, rails, conduit, and plaster (down to the original gunite shell) and replace with new plaster, tile, LED lights, and underground conduit and electrical lines
  • Remove and replace 100% of the existing concrete deck and drains around the main pool
  • After the existing concrete deck has been removed, remove and discard all existing plumbing and electrical lines connecting the pool to the equipment room. We will also remove and replace all 7 skimmers at the main pool and wading pool, and install two new automatic fill devices (currently they are on a timer).
  • We will also upgrade pretty much all of the equipment, including the heaters, chemical controllers, sand filters, and pumps.

We will also be required to spend a specific amount of money (to be determined during the permit process) on ADA and accessibility upgrades. This will likely include things like a chair lift, updated shower entrance, new ADA compliant ramp, etc.

Avelar has already completed the as-builts, and the info above is straight from the Overall Repair Plan they recently presented to us. Now that we have approved their contract, they will begin working on the ADA/Accessibility review to incorporate improvements and upgrades into the design documents. Next, they will prepare the construction documents and drawings. These documents show the extent, configuration, location, relationships, and dimensions of the work to be done. They generally contain site and building plans, elevations, diagrams, details, and schedules. They will also crate specifications for materials, equipment, and construction systems.

Following this, Avelar will oversee the bidding process. They will solicit bids from reputable vendors in our area with a bid package they provide. The Board will then select a vendor for the project during an open meeting. Once a vendor has been selected, Avelar will handle the “construction administration” process, where they will essentially oversee the project from start to finish and ensure that the vendors are performing the work appropriately and on schedule. They will also help us if there are any change orders or punch lists.

Our current target for the physical construction is early fall 2026. We are told to prepare for around 4 months from start to finish. We are still in the beginning stages, but the Board is working hard to ensure that the project is done correctly and there are no delays. Our #1 priority, above anything else, is that the main pool is fully ready for swimming in the spring of 2027; this is why we brought in a firm like Avelar. They will walk us through the process and make sure we are on track.
